Clearances, Surveys and Management Plans

Asbestos Management Surveys and Management Plans
All pre-2000 workplaces must be surveyed by a competent person to identify the location of any asbestos and its extent and condition. All asbestos to remain in situ must have a management plan to keep occupants safe.
Our team of competent surveyors follow safe work methods to carry out non-intrusive management surveys to create asbestos registers and ongoing management plans.

Our reports and management plans are clear, concise, and easy to read. We can also provide client portal access to asbestos register data and reports for ease of management.


Demolition and Refurbishment Surveys
Any intrusive refurbishment work or demolition taking place in a workplace must be preceded by a refurbishment and demolition survey within 3 months of the work commencing.
Our team are competent to undertake disruptive and fully intrusive refurbishment and demolition surveys to identify any asbestos containing materials that need to be removed before refurbishment or demolition works commence.

Asbestos Clearance Assessments
All removals of friable asbestos, or non-friable asbestos greater than 10m2, must be done by a licensed asbestos removal contractor and cleared by a competent or licensed assessor.
Our independent assessors are all licensed by Worksafe to carry out clearance inspections and assessments in accordance with the Approved Code of Practice for the Management and Removal of Asbestos


Air Monitoring & Sampling
We provide both static air monitoring for workplace environments and personal air monitoring for workers engaged in asbestos removal work.
Our air monitoring services include:
• Background air monitoring before removal works are started to determine airborne fibre levels
• Personal air monitoring of workers during asbestos removal works
• Control or leak air monitoring outside an asbestos removal area during removal works
• Clearance sampling following asbestos removal work
• Reassurance air monitoring following asbestos removal works


Asbestos Testing
Using safe work methods our competent surveyors can test suspected asbestos containing materials and have them analysed by an IANZ accredited laboratory to determine if they contain asbestos or not. Qualitative and quantitative methods are available.
Our testing includes:
• Bulk materials sampling
• Soil sampling

MOULD & MOISTURE

Testing & Assessments

We can carry out indoor air assessments to ensure your home or workplace is well-ventilated and healthy. Exposure from indoor dampness in the home or workplace can have significant effects on your health.
We offer the following services:
• Thorough visual inspection of the property for visual signs of water ingress
• Non-culturable mould sampling using a spore trapper device (airborne spores)
• Lift sampling for visual mould
• Air screening and sampling for volatile organic compounds
• Moisture screening using a capacitive moisture meter
• Thermal imaging for temperature abnormalities
• Air temperature and relative humidity levels
• A detailed report with recommendations

METHAMPHETAMINE

Screening Assessments

Methamphetamine residues caused from third hand exposure, can be absorbed through the skin. Most healthy adults can process the chemical, but children, the elderly and immunocompromised persons can be at risk. Methamphetamine exposure has been seen to cause sinus headaches, nose bleeds, mouth sores and making breathing difficult.
We offer an initial screening assessment which involves taking individual samples throughout the property. These are then analysed together as a composite which will tell us if the presence of methamphetamine was detected. The laboratory will also indicate a maximum theoretical result, which will indicate the worst-case scenario for one sample, assuming all others were zero.
Up to 10 samples are typically taken per composite, however for large properties more than 10 samples maybe required.

LEAD PAINT

Sampling & Analysis

The use of lead-based paints on New Zealand buildings, a practice common until the 1980s, has left a legacy of problems for those involved in repainting and redecorating. Stripping off any paint containing lead can create a serious health hazard, not only for the person doing the job but for the building’s occupants and neighbours – and particularly children. Despite controls on other sources of lead contamination, such as petrol and food, lead in paint is still a significant public health and occupational health issue.
We are trained in safe work methods for the collection of lead dust and air samples and will provide laboratory analysis and recommendations in accordance with Ministry of Health Guidelines.

PROJECT MANAGEMENT

Scoping & Managing Remediation

Following an asbestos survey there are often items with asbestos containing materials identified that need to be removed by an appropriate licensed removal contractor. As we specialise in overseeing and clearing asbestos removal projects, we are in an ideal position to help you source an asbestos removal contractor and manage the removal project. Our remediation project management services include:
• Developing a detailed scope of works for removal contractors to quote on
• Assessing and weighting the capabilities and competencies of suitable removal contractors
• Reviewing removalists’ methodologies and pricing
• Summarising the relative merits of each contractor
• Project management of the asbestos removal on behalf of the workplace PCBU
